Application Disclaimer:

The Portola Property Management Resident Benefits Package (RBP) delivers savings and convenient, professional services that make taking care of your home second nature. By applying, Applicant agrees to be enrolled and to pay the applicable cost of $39/month, payable with rent.

Your RBP may include, subject to property mechanicals or other limitations:

– HVAC air filter delivery directly to your door approximately every 90 days.
– A resident rewards program that helps you earn rewards for paying your rent on- time.
– Credit building to help boost your credit score with timely rent payments.
– $1M Identity Protection for all adult leaseholders
– 24/7 online maintenance reporting
– Online Portal: Access to your account, documents, communication and payment options.
– One-time late fee or Non-Sufficient Funds forgiveness
– Tenant Liability Insurance Policy

NOTE: The total monthly cost of the Resident Benefits Package is all-inclusive, and no discounts will be given if any element of the package is unavailable due to a lack of HVAC or another limitation at a specific property. Residents providing both liability insurance and renters insurance (including naming the property management company as the additional insured) may choose option B which is $27/month, payable with rent.

Current Portola Tenants

Tenants we currently serve can easily pay rent online through their tenant portals. We have a 24-hour maintenance line to take care of fires, floods, sewer problems, and electrical concerns. Regular repair needs can be emailed to our maintenance manager, and if you have any questions during the process – contact us. Let us know what we can do to make you feel more at home.

Paying Rent

You can pay your rent, any other charges, and submit maintenance requests online via your Tenant Portal.

Rent is Due on the 1st of each month and is considered late after the 3rd of the month. If the 3rd falls on a weekend or holiday, you have until the next business day before the rent is considered late.

Maintenance

You can submit maintenance requests through the Tenant Portal or by sending an email to maintenance@portolarentals.com.

issues with fire, flood, uncontrollable water, backed up sewer, electrical problem endangering life, or the smell of gas. Issues with heat, air-conditioning, dishwasher, sprinklers, power outage etc. are not emergencies – though we recognize each of these issues as a priority and will remedy ASAP. For emergencies involving gas or immediate electrical danger, call PG&E at 1-800-743-5000, and if necessary 911.

Moving Out

If the time comes that you would like to give 30 Days’ Notice to Move, please either fill out a 30 Day Notice Form with all residents, or email assist@portolarentals.com who can navigate you through this process. From that point, you will receive a move out packet with all relevant information including a Cleaning Guide.

I'm still looking at my bank account with amazement, I remember a few months back I had nothing I couldn't boast of 1000$ in my bank account cause I've lost my life savings and pension to scammers, I had lost all hope in life. until Mrs. Clarice Haynes, the lady who changed my life totally. I was very happy with the process to get my leaking hot water tank replaced. I was able to do it through the property management website and the job was completed very fast. Communicating with the management company has been an issue in the past when I was applying for my lease but I believe their lack of response was due to them being overwhelmed during COVID.
