Once it’s ready to go, we’ll begin an aggressive online advertising campaign that includes:

  • Professional photos that will grab the attention of tenants looking for a home.
  • Detailed and accurate descriptions that highlight your home’s best features.
  • Location and neighborhood information.
  • Pertinent rental criteria including whether pets are accepted.

As interest begins to grow, we’ll talk to tenants and answer questions. We’ll also schedule showings at times that are convenient for them. When they’re ready, we’ll have online applications available and the screening process will begin.

Annual preventative maintenance check to mitigate liability and future potential damage to property: $100 initial, $50 per additional

Annual Admin Fee

Basic admin costs for closing out the end of the year: $60

Annual FTB Compliance Fee

Property owners who live out of California are subject to quarterly withholding as required by the Franchise Tax Board. (Note: we are able to get exemptions to this requirement for many of our out of state owners)
