Maintaining Your Santa Cruz investment

We are uniquely prepared to handle your maintenance needs because we have a combination of in-house maintenance team members as well as great relationships with some of the best vendors and contractors in Santa Cruz.

This means we’re able to keep your repairs affordable, and we can help you budget and plan for long term maintenance needs and preventative or seasonal service schedules.

Maintaining your property is an important part of preserving its condition and allowing its value to grow. Inspections go hand-in-hand with our maintenance plans. We won’t let a tenant live in your home for years without taking a look inside annually. We’re protecting your property from damage that can be caused by deferred and unreported maintenance.

In-House Maintenance Keeps Repairs Cost Effective

With an in-house maintenance team, small repairs are taken care of immediately. There’s no need to wait for a vendor’s schedule to open up when something simple needs to be fixed or replaced. Our staff members work hard to keep our rental properties in good shape.

They’re respectful to your tenants and they don’t waste time or money.

Our in-house maintenance manager receives maintenance requests and quickly coordinates the work that’s needed. We can schedule any repairs or visits directly with the tenants, which keeps the entire process efficient. We also document every part of the repair, and you can follow the progress through your online portal.

Any maintenance work over $500 must be approved by you first. If it’s a smaller repair or an emergency, we use our best judgment and do everything we can to mitigate future and more expensive damage.

Partnering with Licensed and Insured Vendors

Not every repair that’s needed can be managed expertly by our maintenance staff. We recognize this, and have put together a team of preferred vendors and contractors who understand the unique needs of rental property and the importance of being responsive.

We work with those vendors when we need a specific level or expertise or assistance in managing a full workload.

Our vendors understand our theory of property management. They treat all of the repairs we request with the same sense of urgency as our in-house team. They also provide us with their best pricing, ensuring that owners don’t overpay for their services.

Inspections to Protect Your Property Condition

Inspections are important for a number of reasons. At Portola Property Management, we conduct them to ensure there isn’t any lingering maintenance work that the tenants have not requested. We know that repairs don’t get easier with time. They definitely don’t get cheaper with time.

Our inspection at the beginning and end of a lease term allows us to evaluate your property once again and to make sure it’s ready for the next tenant. It also gives us the opportunity to make any repairs, upgrades, and improvements.

A maintenance walk-through during the tenancy allows us to talk with the tenant about the property and to make sure everything is working as it should.

We believe in responsive, cost-effective maintenance that protects your property’s value and contributes to better tenant retention.
