At Portola Property Management, we spend a lot of time taking care of properties whether they are vacant or occupied. We work with owners, investors, landlords, neighbors, tenants, family members, and all sorts of community partners.

At Portola Property Management, our talented team of staff members work with owners, tenants, and bizarre situations every day. We spend a lot of time telling landlords who might work with us what we can do to manage your property better and provide an improved rental experience for all parties.
Properly maintaining a safe, habitable, and enjoyable rental home is a shared responsibility between tenants and their landlords. Property managers do a good job of facilitating the things that need to be done while maintaining a home. Today, we want to look at the items that fall into your tenant’s pool of responsibilities. When something needs to be fixed, how should you handle it if it’s your tenant’s responsibility?
Vacancies in a rental property are expensive and stressful. When your property is unoccupied, it means you aren’t earning any rental income. It also means your property is at risk for undetected maintenance issues because no one is in it to notice or take care of things.
