All of your maintenance concerns probably seem like emergencies, especially if your heat or air conditioning goes out or your dishwasher breaks down. We sympathize with that. However, we consider emergencies to be fires, floods, uncontrollable water, the smell of gas, backed up sewers, and electrical problems that are life-threatening.

When you decide to leave at the end of your lease term, you need to provide a written 30 day notice. We make this easy for you with the online 30 Day Notice form. We’ll let you know what you have to do before you leave, and provide a cleaning guide that will ensure you get your security deposit back.

I just was very impressed by the way I was greeted and welcomed by the agent, Kelly, today as I arrived to see 2 of (PPM's) properties for rent. I've been looking for a place to rent for over 8 months because I selling my home of 26 years and besides being in an already stressful situation,the additional stress of going back to becoming a "renter"again after 27 years, had me more than a bit worried about my future after being a homeowner. I was pleasantly surprised when I walked into the duplexes, that I'd had my eye on for 6 months,because I thought they had been already rented because they stopped being listed! I was thrilled to find out they were back on the market and the owner had done a beautiful renovation and upgrade on both units! I applying ASAP hoping for a chance to start a new chapter in my life with confidence that I'll be safe and comfortable in one of these properties for a long time to come.

We lived in a house managed by Portola for about three years. We have never experienced a more professional and responsive team. Often there is some degree of discussion about a broken part or repair here or there, but Portola seemed to have the tenants' best interests in mind and usually had workmen here to fix something very quickly, no questions asked. The online portal for reporting such issues is also fantastic - especially since problems tend to never happen during the business hours. HIGHLY RECOMMEND.
